Methodology: a four-bedroom single-family home bought in 2022 at that year’s $386,300 U.S. median price (NAR), 20% down at the 5.3% average 2022 rate (Freddie Mac), for about a $2,250 monthly payment including taxes and insurance. Rented today at roughly $2,500 (national four-bedroom rents vary widely by market), or as sober living at $850 per bed across nine beds: two per bedroom, three in a larger master with an en suite. Utilities about $500/mo. Illustrative example, not an earnings claim; actual rent, expenses, occupancy, and cash flow vary by market and home.
