Sober Living Riches is a course, coaching, and community that teaches investors and operators how to start and fill a sober living home within 90 days of securing a property. It's run by Andrew Lamb, a California operator with 18 homes, and has thousands of members across 49 states.

How much does a sober living home make? +

Most sober living homes cash flow between $3,000 and $8,000 per month once filled, depending on market, bed count, and rent structure. Documented member results inside Sober Living Riches average $5,000 or more per month per home. Income depends on occupancy, so filling beds quickly is the core skill we teach.

Do I need a license to open a sober living home? +

In most states, no license is required to open a standard sober living home, because residents live together voluntarily and no clinical treatment happens on site. Some states offer voluntary certification through organizations like FARR, TROHN, or CARR. We show members how to check their state's rules and get certified when it helps.

Do I need to own property to start? +

No. Most members launch their first home through rental arbitrage: they lease a property from a landlord, get written permission to operate, and furnish it for residents. That keeps startup costs low and lets you test a market before buying. Members who already own property can convert it instead.

How much time does running a home take? +

Less than most people expect. Members install house managers and simple systems that handle day-to-day operations, so a filled home typically takes a few hours a week to oversee.
